At Transform we conduct regular health and safety checks on all our properties, see list below.
We are required to carry out these inspections by law, and it is a condition of your tenancy that you allow our staff and contractors access to your home. We will give you notice of these inspections.
If you don’t give us access we will need to get permissions through a law court to allow us entry to complete this important work. Costs of court action will be charged to your rent account.
Communal area inspections
We want to ensure that your home is meeting the Health & Safety requirement that we would expect.
We carry out quarterly health and safety inspections to the communal areas and will also be making at least one visit per annum, to carry out a check of all the individual living accommodation rooms and flats. This will give us and you the opportunity to address anything that is believed to be required. The property inspection will be pre-booked at a date and time with you.
The inspection will include the front entrance door to your room or flat, and then continue inside. We will look at items such as the heating and ventilation, Fire safety, and the prevention of accidents within your home.
It is a requirement under the tenancy agreement to allow us, or our representatives, access to carry out these inspections, failure to do so can lead to additional costs for both you and us.
These inspections and checks are in addition to you being able to contact us at any other time to discuss any concerns or repairs you believe need to be addressed.
In addition, the Client Services team carry out regular property and room checks.
